Lakewood Ranch's Professional Parkway Is Filling In, Just Not All at Once

Drive south on Professional Parkway this week and you'll pass one lit-up sign, one steel frame going vertical, one lot still behind a construction fence, and one patch of dirt where a foundation hasn't been poured yet. All four belong to businesses that Lakewood Ranch Commercial has described as a single new entertainment corner taking shape on the Sarasota County side of the community. Only one of them is actually open.

That gap between the pitch and the pavement matters if you live near this stretch and have been trying to figure out when your weekends actually change. The four names getting bundled into "the new entertainment district" are Urban Air Adventure Park, Life Time, Backyard Social, and SkyTrack Family Entertainment Center. They were announced together, they get covered together, and they sit close enough together that it's easy to assume they're arriving together. They aren't. The spread between the first opening and the last is close to two years.

Four Names, Four Different Calendars

Here's where each one actually stands as of this fall, based on the businesses' own announcements and recent local reporting.

Business Status as of September 2026 Opening window
Urban Air Adventure Park Open and operating Opened fall 2025
Life Time Under construction October 2026, per the company's own site
Backyard Social Under construction, foundation not yet poured as of March Targeting mid-November 2026, described more broadly as "fall 2026"
SkyTrack Family Entertainment Center Broke ground March 10, 2026 Not before 2027

The businesses sit close enough that Urban Air owner Michael Tucci has struck up a working friendliness with the owners of both SkyTrack and Backyard Social rather than treating them as competition, telling the Business Observer that everyone involved figures they should partner together. That camaraderie makes sense once you see the actual math. Urban Air has had the corridor to itself long enough to become the established option while its neighbors are still framing walls.

The One That's Already Had a Year to Prove Itself

Urban Air is the only piece of this corner with a track record. At 60,000 square feet, it's the largest of more than 400 Urban Air locations nationwide and the third one Tucci has opened in the Tampa Bay area, following locations in Brandon and Tampa. Beyond trampolines, the Lakewood Ranch build includes mini-carts sized for kids seven and under, a climbing area, laser tag, battle beams, and a ninja course. Tucci has said he has no complaints about how the location is performing, which is a different kind of data point than a rendering or a groundbreaking photo. It's a full year of foot traffic.

The One With a Waitlist Before It Has a Front Door

Life Time is the closest of the three remaining projects to a real date. The company's own site lists an October 2026 opening for its Lakewood Ranch location, an athletic country club being built at 5000 Lakewood Ranch Boulevard, across from Urban Air near Gold Coast Eagle Distributing. It's being positioned as an athletic country club rather than a standard gym, and membership will be limited even as the waitlist keeps growing. If you've been meaning to look into it, the questions to ask now are about that cap, not about whether the building will be ready.

The One Still Waiting on a Foundation

Backyard Social is the harder one to pin down, and it's worth understanding why. The concept itself is unusual for the area: no kitchen, just food trucks parked permanently outside, paired with a full bar, lawn games, and a stage for live music, going up at 6400 Professional Parkway just south of Urban Air. Owner Mat Baum told the Your Observer he and his partner John Mann were aiming for a mid-November opening, while other coverage has placed it more broadly in fall 2026. As of March, the foundation itself hadn't been poured.

Baum isn't new to Lakewood Ranch. He also owns Agave Bandido in Waterside Place, the Mexican restaurant with a hidden upstairs lounge called Maya Speak Tiki that pours Polynesian-inspired drinks behind what amounts to a secret door. That track record is part of why Backyard Social got the lease it did. It's also part of why the project drew organized pushback before it broke ground. A group calling itself the Waterside Neighborhood Alliance raised concerns when the project was first proposed, worried about late-night noise from outdoor music and about a livelier operating schedule at one venue pressuring others nearby to extend their hours too. If you live within earshot of Professional Parkway, that's a conversation worth knowing exists before the lawn games start.

The One That Isn't a Fall Plan at All

SkyTrack is the outlier. Co-owner Dr. Wael Alokeh, a Lake Club resident and physician, got the idea after watching his kids spend hours in a small arcade inside an Orlando hotel. The plan has since expanded into a three-story indoor electric kart racing track, more than 85 arcade and virtual reality games, a 16-lane bowling alley, a high-end indoor mini-golf course, a full-service restaurant, two bars, and an outdoor stage. It broke ground March 10, 2026, and is projected to open by mid-2027, with the surrounding corridor overall not expected to be fully built out until early summer 2027. Whatever the exact month turns out to be, it isn't a fall 2026 plan. It's a next-year plan.

Main Street Already Answered the Question Professional Parkway Is Still Asking

While Professional Parkway works through foundations and steel, Main Street already ran this experiment and finished it. Delany's Public House opened on Lakewood Ranch Main Street in July 2026, thirteen months after owners Tory Delany, her husband Darren Shore, and their partner Kevin O'Hanlon signed the lease. They could have done a quick renovation and opened faster. Instead, after looking at what Delany called "the bones" of the existing restaurant, they decided a couple of plastic shamrocks wouldn't cut it, so they slowed down and built an actual Irish pub instead.

Much of the furniture came from a woodworking shop in Derry, Ireland, and the bar itself was built by two Lakewood Ranch-based woodworkers who were born in Ireland. The sausages, bacon, breads, and cheeses are imported. Ten former employees from the owners' three New York City restaurants, Mezcali, Malt House, and The Spot, relocated to Florida to help run the new location, which Delany counts as her group's eighth restaurant, alongside Allswell in Waterside Place. She described the finished space as still taking her breath away, and called an Irish bar "the true cornerstone of the community."

That's the contrast worth sitting with. Main Street's biggest 2026 opening is done, staffed, reviewed, and pouring drinks tonight. Professional Parkway's biggest 2026 story is still delivering evidence one groundbreaking at a time.

What This Means for an Actual Fall Weekend

If you're trying to plan around this corner of Lakewood Ranch rather than just read press releases about it, here's where things stand. Urban Air and Delany's Public House are open now, with real hours and real reviews. Life Time has a confirmed October opening and a membership waitlist worth getting on if you're interested, even though the doors aren't open yet. Backyard Social is a maybe-by-Thanksgiving, not a definite one, and it's worth knowing the neighbor conversation around its hours before you count on it as your new regular spot. SkyTrack belongs on a 2027 calendar, not a 2026 one.

Lakewood Ranch Commercial has called this corridor part of a long-envisioned development strategy, and it likely will read that way once all four names are operating. Right now it reads more like four separate projects on four separate clocks, which is a more useful way to plan a weekend than the word "district" suggests.

The Davenport Group keeps an eye on builds like this one because they shape what a street feels like long after the ribbon cutting, not just the week of the announcement.
